3. **Leaside Davisville Area:** Witnessing an uptick in new listings but a slight dip in sales. Days on market are a tad higher, presenting negotiation opportunities for attentive buyers.

4. **Durham Side:** A bustling scene with an impressive increase in Freehold sales and a notable uptick in condo sales. Opportunities for both buyers and sellers abound, especially in negotiating prices.
