– Prices: Held relatively flat, down 1% YoY and just over 5% MoM. We anticipate potential price adjustments as the year progresses, influenced by Bank of Canada decisions and listing trends.

– Sales Surge: A fantastic 37% YoY increase and a robust 22% MoM rise. This uptick indicates a promising start for the year, especially considering December’s typically slower pace.

**Weekly Area Insights:**

1. **Downtown Surrounding Areas:**

   – Active listings and prices remained stable.

   – A notable increase in freehold sales, with a significant portion selling within a week or two of listing.

   – Condo market: Active listings steady, and sales holding steady. Expecting an uptick in the coming weeks.

2. **Don Mills:**

   – Lagging a bit behind downtown trends.

   – Overall sales down, but opportunities in months of inventory, especially for condos.

3. **Leaside, Davisville, Young and Eglinton:**

   – Generally stable, with slight fluctuations.

   – Freehold and condo sales experiencing minor shifts.

4. **Durham Areas:**

   – Freehold sales down a bit, but the market offers attractive options.

   – Opportunities for land investments and rebuilding.

**Monthly Stats (GTA Overview):**

– Prices showed a minor increase.

– Townhomes in the 416 area saw a decrease, evening out after the previous month’s spike.

– Condo market remains stable, with potential opportunities in new listings.

**Looking Ahead:**

– A positive sign is the 100% increase in new listings from December to January.

– Active listings holding steady, indicating a balanced market.

– Keep an eye on the spring market activation for potential increased activity.
